How to get permission from mortgage lender to rent out my flat?
Hi there;
We bought a flat nearly three years ago with my husband;
Now we want to buy a house, move out and rent out the property;
We can also remortgage soon.
What is the best option for us?Shall we just ask for persmission our current mortgage lender or search for new mortgage provider?
We may move my sister back to the flat in a year so I don’t really want buy to rent mortage;

Your best bet would be to write to your mortgage lenders explaining the above and as long as you are able to convince them that your buying a house will not affect the mortgage payments on the flat – and that the rental will easily cover your mortgage payments to them, they may agree to it.
However all mortgage lenders are very greedy, so they will put you through a lot of form filling exercises, they will charge you hundreds if not thousands of pounds to a different buy to let one at a higher interest rate, special insurance as landlord etc.
You can come out of this cleanly by selling your flat and buying your house with the proceeds so that there are no issues – your sister will just have to find another place to rent.
Or you could just keep quiet and hope that your mortgage lender does not find out – most banks and building societies employ very, very thick people on minimum wages so there is a good chance you will never get found out.
Or you could just come clean and inform them of the truth and ask them for their best rates and if they don’t accept the situation, you will have to spend weeks and months trying to find a new mortgage lender who will accept your situation without charging you excess mortgage interest and administration fees.

Some legal experts say that almost every mortgage loan that was made in the several years has legal problems that doom the lender, but the borrower lacks the knowledge to discover and use these violations to their advantage.

If you are looking at building a new home or doing major renovations and need mortgage financing you will be looking at obtaining a construction mortgage. Construction mortgages are also referred to as a draw mortgage, builders mortgage, or renovation mortgage.
If you are building a home from the ground up on your own (called a self-build) or through a builder and you do not have enough cash to pay for the whole project (who does really) you will need to obtain a specific type of mortgage that deals with all the different stages of building a home.
Unlike a regular residential mortgage on a complete home where the lender funds all of the required money on the date of possession a construction mortgage is advanced in stages. There typically are 4 stages where funds can be advanced. Those include when the foundation is complete, when the home is at lock up stage (framed, rough electrical and plumbing, and windows and doors are in), drywall complete and ready for paint and then the rest will be advanced when the home is complete. In some cases there also may be an advance to cover some of the cost to purchase the land that the home is being built on.
A construction mortgage may also be required when completing a major renovation on an existing home. In this situation a specific advance schedule will be determined between the lender and the consumer.
